Thanks Mike! We're looking at a sunroom / 4-season room off the back of the house. Roughly 400 sq ft. Want lots of natural light and year-round usability.

Site survey done! Your lot has great southern exposure for a sunroom. I'm thinking slab-on-grade foundation will be the most cost-effective approach. I'll work up some initial concepts this week.

Thanks for the estimate Mike. The total is within our range. A few questions - is the HVAC cost for extending our existing system or a separate unit?
That's for extending your existing system - adding a zone to your current HVAC. A mini-split would be cheaper ($8-10K) but less seamless. I'd recommend the extension for a true 4-season room.
Makes sense, let's go with the extension. Also, what's the typical timeline for a project like this?
For a sunroom addition this size, we're looking at about 3-4 months of construction once permits are approved. The planning/design phase usually takes 4-6 weeks. So if we finalize plans by mid-March, we could break ground in April.
